Cancellation & Refund Policy

Right of withdrawal (important)

Accommodation booked for a specific date is exempt from the 14-day right of withdrawal under Article 16 of the EU Consumer Rights Directive. Our own cancellation terms below therefore apply, which you accept when you confirm a booking.

Cancellation terms (accommodation)

30 days or more before arrival: free cancellation, 100% refunded.

14–29 days before arrival: 50% refunded.

Less than 14 days before arrival, or no-show: no refund.

How to cancel

Send a cancellation request by email to tere@ojasaarevilla.ee, quoting your booking reference. The cancellation date is the date we receive your email.

Refunds

We refund via the original payment method (Montonio) within 14 days of confirming the cancellation.

Gift cards

If a booking made with a gift card is cancelled, we restore the gift-card balance (per the tiers above) rather than refunding cash. The gift card itself remains valid until its original expiry date.

Force majeure

If either party cannot perform the contract due to force majeure (e.g. a natural disaster, an official movement restriction), we will agree a reasonable solution — a new date or a refund.
